Unresponsive and tried to skew rental laws in an illegal way; rude in manner and very unprofessional.
Where to begin? First they have what they call an "open house" they don't have on site managers or tenants at any of their properties that can show you the place, so you have to attend their open house. For example you will call about one of their properties and they'll say "well were having an open house on Thursday at 6:30 come by." If you're not there promptly at 6:30 and no one shows up by 6:45 the person showing the unit has left for the day and you're out of luck, and good luck if you call the office after 6 and try to speak with someone on the phone. Imagine if something broke, like a water line, better call a 24 hour plumber because no one here is answering till the morning business hours.
My story, I finally get to see the unit it's a great location, part of a triplex, big place, lots of sq ft, good price, older unit but no biggie. I like it, give them a holding deposit, sign papers saying I'll take it unless there's some reason the credit ap comes back that I'm not credit worthy or someone comes willing to pay more rent wise (I haggled them down $50 because it's been vacant for months and I have a 780 fico). We do the walk through with one of their people going over everything before signing the lease and I find problem after problem. There's hair in the shower (a lot of hair) all the windows are painted shut, some of the mini blinds are non-functioning if there was blinds at all(anyone could see in) one of the window a/c units doesn't work, there's a TON of dead flies stuck in between the window and the screen, there's rust stains in the toilet, bathroom sink, kitchen sink and laundry sink, a lot of grout is missing from around the tiles by the kitchen sink, the screen door is broken, there's about a pound of dust inside the wall furnace making it a fire safety issue and the list goes on. I'm thinking not really a huge deal, they have to fix these things anyway so I'm still going forward with this. I get to the office to sign the contract and I bring up my list of problems that need to be fixed before I sign anything. One of the main ladies in the office tells me "well we're not going to send anyone out to clean because of dust and hair, you'll have to do that. Well send someone out to make the windows operable. You will have to hang curtains or something on your own. If you want to fix the screen you can and we'll reimburse you. Don't worry about the rust it's noted and you're not responsible. And for the a/c don't worry it works (but if it doesn't will you replace it?) it works (but if it doesn't?) it does (but if it doesn't) it does.. "(and never got an answer saying it would be replaced or repaired). Now I have to sign a paper saying I won't allow mold or mildew to grow, I'm fine with that, except for the fact the bathroom window doesn't open and there no exhaust fan (one of which is required by building code) and the caulking around the kitchen sink is already mildewing and so is the space between the tiles that doesn't have grout. I told her I'm not going to sign that until these are fixed. We got into a heated debate about how grout won't cause mildew but lack thereof will, they wont fix the grout issue, and my having to lay towels around the sink to absorb any splashing water so it doesn't fall in between the tiles every time I do dishes. She, in a very derogatory tone stated, "I don't like how your making excuses for you to screw this up!" this is in the office, in front of another family with a kid. Excuse me lady, I have a 780 credit score and I didn't get it by screwing things up, I know my name is on the line here and I'm not risking that. Not to mention I didn't know I was renting a fixer upper, I'm not buying a house here! I walked out of the office, didn't sign the contract, and was out $300 for my holding deposit..

They don't follow legal procedures. Gardener steal, trespass, garden gate stolen by gardeners after roommate hospitalized. Abuse of 24 hour notice to enter-They NEVER showed....Who do they think they are? MOBSTERS?
I have done business with this property management service for 15 years and I can vouch that Erick and Lori are top-notch people to work with. They know the business like the back of their hand and are very accommodating to the needs of the home owner. I only wished they serviced Ventura County where my other property is located.

I can smell a BS review when I see one, especially if it praises CRES. This place is TERRIBLE! 1.) Extremely rude to their customers 2.) Extremely rude and unprofessional to each other! 3.) EXTREMELY unreliable. To the two ladies (I'm being extremely generous calling you 'ladies'), get a new job or get your s--t together! If you don't like what you're doing, don't take it out on the customers!
